Wildlife abounds on this 452 acre ranch just 2 miles south of Pagosa Springs. It doesn't get any better than this! Beautiful lawns, forested land and unbeatable mountain views to take your breath away. Large 2 story ranch house is the perfect setting for a wedding, family reunion or just to get away. There is something for everyone in the family. Hike the many acres, relax in the outdoor hot tub on the patio, watch the wildlife, play pool and ping pong, or just look at the views that go on forever.
San Juan River runs through the property, with easy access for great trout fishing (requires State license). The main floor has a garage converted to the game room, laundry room, kitchen with counter/bar and 4 bar stools, dining room table for 5, a half bath, and 2 living room areas.
One side has a wood stove, love seat and couch. The other a stone fireplace, queen sofa sleeper, 2 chairs, and TV with DISH satellite, DVD/VHS player. Both areas have floor to ceiling windows to enjoy the views from inside. Out back is the hot tub, patio set and swing, and bbq.
Upstairs to the right is a master bedroom with king bed, door to a large deck with stairs to the lawn, and a private full bath. To the left is a full guest bath, guest bedroom with 2 double and 1 twin bed, and a bunk room with 2 sets of twin bunks. Go through the bunk room to a second master with king and twin bed, access to a second deck with stairs the the lawn, and a private 3/4 bath.

CHECK IN TIME: Check in is after 4:00 PM.
LATE CHECK IN: After 5:00pm we will automatically leave a key and a map to the unit in an envelope with your name on it, in a wooden box at the top of the stairs next to our front door. You don't have to call to arrange this.
